8.9 Million people in the United States have moved during the pandemic. What's interesting is when you dive deep into those numbers. 85% of those folks have moved outside of Metro markets or moved away from Metro markets. They're moving into suburban and rural markets instead.
According to the United States Postal Service, large cities lost the most people during the first seven months of the pandemic. They're seeing people move out of some of the most populated areas and relocating to the suburbs or rural markets.
Now, what does that mean to us? That means that we have an opportunity. There's a seismic shift happening in the real estate market and the real estate world may never be the same. We should be leveraging this as an opportunity. Maybe one of the biggest opportunities we ever have in our real estate career is happening right now in 2021. The market is shifting.
So how can you leverage this? One way is by focusing yourself around relocation. Relocation should be your mantra. You want to own relocation in your market. If I'm in a Metro market and people are exiting, I want to own relocation. If I'm in a rural market or a suburban market, I want to be the relocation specialist.
Do you have yourself and your business centered on relocation now? Does your website speak about relocation? Do you have a relocation web page as a part of your website? Do you have videos of your area? Hyper-local videos of neighborhoods, parts of town that you're highlighting? Do you have demographics and economics about your neighborhoods? Do you have real estate trend lines on your relocation page? Do you have things to do, local activities, local hotspots listed that people might like to check out? How about links to the chamber of commerce and school data?
Pretend you're relocating to your market and ask yourself - "What would I want to know?" When you start to answer those questions that's how you're going to fill in the blanks. Then look at all your marketing pieces, everything you have. Business cards, flyers, personal brochures, your listing presentation, your buyer presentation, bios on Zillow, on realtor.com, on Yelp, on your website, everywhere.
Put the word "relocation" on all your marketing. You want it to be a centerpiece of what you're doing. Because of that your SEO will begin to rise. People will start to recognize you as someone that can help them when they're relocating, because you want to be a Global REALTOR, not just a Local REALTOR.
