Have you ever lost an agent? I have.
If you're a broker owner or a team leader, you probably have too. At some point, an agent decides to leave, and it feels terrible—like getting punched in the face. It's emotional, and you might wonder: Why did that happen? Was it my failure, or is it just part of the industry?
Here's the hard truth: it often is a failure on our part.
Specifically, it's a failure to understand where that agent was in their career. And that failure stems from a lack of communication with the agent.
Retention—that's what we're talking about here. Keeping agents starts with building relationships. And relationships come from spending time with your agents.
Time leads to relationships, and relationships lead to retention. So, the first step is spending more time with your agent team.
Now, you might say, “Jim, I’ve got a 200-agent office. There’s no way I can spend more time with all of them.” But it’s not about hours of one-on-one time. Even five or ten minutes can make a difference—whether that’s a quick conversation, a handshake, a text message, or a post in your private Facebook group.
You can also take small groups of agents to lunch or create opportunities to connect in meaningful ways. The goal is for them to feel your personal touch, your attention, and your care.
The truth is, agents leave because someone else built a relationship with them that felt stronger. That’s the reality. Yes, they can be sold on another opportunity, but the reason they were able to be sold is because your relationship with them wasn’t as strong as it needed to be.
Retention and recruiting go hand in hand. In fact, retention is really about constantly re-recruiting your own agents. You have to do this because there’s always going to be someone trying to pull your agents out of your office—just like you’re recruiting agents from other offices.
And by the way, don’t take the attitude that you’ll never recruit from your “buddy down the street.” Recruiting is part of the job for all of us—broker-owners, managers, team leaders. Everyone’s doing it.
Retention is simply about re-recruiting your agents by giving them time and attention. That’s the key. Remember: friends don’t leave friends. Your agents need to see you as a friend.
