Hey guys, you know what everyone’s starting to get right now?
Their property tax statements.
When people get those statements, they rush to open them and think, "My home’s worth more than that," or "My property’s worth less than that," or something in between.
Here’s an opportunity for us. Why not reach out to all of your clients, your sphere of influence, and your social audiences with this message:
“Hey guys, you’re probably getting your property tax statements around now. If you look at that assessed value and disagree with it, or just want an updated value of your property, give me a quick call or text. I do this as a free service for all my friends and family, just to keep you in touch with your finances and your equity position.”
That’s it! That’s the messaging. People will absolutely take advantage of this, and it opens the door to conversations.
You might wonder, "Jim, why would I do this if they’re not interested...
Hey guys, quick idea for you. Actually two.
First one is: Have you mapped all the home anniversaries for clients you sold a home to in 2021? Maybe you go back even further. You could go back to 2020, 2019 and map those home anniversaries of those closings, and then give everybody a call as their anniversary comes up.
You can say, "Hey, happy home anniversary. By the way, I did a quick updated CMA on your home for you to let you know what your home is worth and to show you how much equity you've built up over the last 12 months. It's incredible. Let me show you what's happened here."
That will be a value added call. People will appreciate you're making the call and they'll be looking forward to it next year.
Okay. That's a one idea.
Second idea is this time of year, everybody's starting to file their taxes. Get it in front of it. Send everybody you closed a home with in the last 12 months a copy of their HUD and closing statements so their...
Here's a super easy technique this time of year, which is super effective:
Go back to 2021. Look at every transaction you closed. Pull the HUD statement from your closing and then send that onto your client.
Why would you do that?
Because now it's tax season. People are gonna start filing taxes. They're gonna realized they lost those documents. And you can provide a real service to them by sending them those documents,. Just email them over and put a little note on that that says,
"Hey, I know tax season's coming. Thought I'd make it easy for you to file your taxes. There's some things here that may be a deduction for you or may save you some dollars in your taxes. Here you go.
By the way, hope you're enjoying the home. If I can help you or your friends with anything in the future with real estate, your referral is my highest compliment."
Something like that. Simple, easy, and guess what? Your clients will love it. They'll thank you....
